Heritage Plantation's Price Per Square Foot Only Makes Sense Once You Check the City Limits

Heritage Plantation's Price Per Square Foot Only Makes Sense Once You Check the City Limits

Drive north out of downtown Crestview on State Road 85 and the strip malls thin out fast. Ten minutes later you cross into Laurel Hill, a small city of a few thousand people with its own post office and its own zip code, 32567. Keep going and you hit Heritage Plantation Boulevard, where a wrought iron sign, a community pool, and a gazebo mark the entrance to one of D.R. Horton's newer subdivisions in the area. Every home here was built after 2020. The kitchens have quartz counters and shaker cabinets. The listings show up when a buyer searches "new construction Crestview."

None of that is false advertising. It's also not quite the whole picture, and the gap between the two is worth more to a buyer than most of the marketing copy.

The Address Doing More Work Than the Builder Advertises

D.R. Horton's own site describes Heritage Plantation as "our new home community in Laurel Hill, FL," while filing the community under its Crestview market pages for search purposes. That's a normal builder practice: Crestview is the recognizable name, Laurel Hill is the actual municipality. But the same builder runs several other communities in this corridor, Patriot Ridge, Royal Estates, and the Highlands among them, and those sit inside Crestview's actual city limits. Heritage Plantation sits inside Laurel Hill's own town limits instead, a separate incorporated municipality a few miles north of the line that makes Crestview a city.

That distinction rarely shows up in a listing description. It shows up in the price.

Same Builder, Two Different Math Problems

Pull four recent listings from this corridor and the pattern is hard to miss. Two homes on Heritage Plantation Boulevard in Laurel Hill, both new construction, both from the same builder, sit well below the per-square-foot price of comparable new construction actually inside Crestview.

Address City Price Square Feet Price per Sq. Ft.
3092 Heritage Plantation Blvd Laurel Hill $345,900 2,107 $164
3090 Heritage Plantation Blvd Laurel Hill $324,900 1,856 $175
429 Scarborough Street Crestview $305,900 1,462 $209
537 Mary Lou Way Crestview $370,000 1,997 $185

The Crestview listings are smaller and, in one case, cheaper in total dollars, yet they still command a higher rate per square foot than the newer, larger homes a few miles north. That's the opposite of what a lot of buyers assume when they see "new construction" and "lower price" in the same sentence. The neighborhood's own numbers back this up at scale: Heritage Plantation averages $160 per square foot against an Okaloosa County average of $367, even though its homes average a 2022 build year against a county average of 1999. Newer homes here are pricing like older ones elsewhere in the county, and the address is doing most of the explaining.

The Town's Own School Isn't Even the Closest One

The school data attached to the community's own listing information makes the point in a way that's easy to miss on a first read. Three public schools are listed by distance from Heritage Plantation: Davidson Middle School, about 5.8 miles away, Crestview High School, about 6.1 miles away, and Laurel Hill School, the K-12 campus in the community's own namesake town, at 7.2 miles away, actually the farthest of the three. A subdivision that leans on Crestview's name for search traffic sits closer to two Crestview-area schools than to the school in the town where its own address is registered.

That's not a claim about which school is better. It's a fact about geography that a spec sheet doesn't carry, and it's the kind of detail a buyer only learns by asking, or by reading a guide like this one.

What the Discount Bought With Distance Actually Costs

Heritage Plantation isn't short on amenities for the price. The community includes a pool, a gazebo, a community center, and underground utilities, all under an HOA that keeps the shared spaces maintained. Floor plans run from the Cali, a single-story four-bedroom under 1,800 square feet, up through the Sawyer and larger five-bedroom layouts topping 2,500 square feet, all built with the same quartz counters, stainless appliances, and Smart Home technology package the builder uses across its Crestview-area communities. On paper, a buyer gets more house, more yard, and the same builder finishes for meaningfully less per square foot than a comparable new build closer to town.

What that buyer gives up is proximity, not to downtown exactly, but to the incorporated city that carries the Crestview name. Laurel Hill and Crestview are two separate municipalities, and the mix of city services, permitting, and tax rate can differ between them, so it's worth confirming the specifics directly with the county and with an insurer before writing an offer. The discount is real. So is the trade a buyer is making to get it, and it's a trade worth pricing out loud rather than assuming away.

The Financing Detail Worth Asking About

One recent listing for new construction in the broader Crestview market advertised something buyers in this price range don't see often: a VA loan assumption at roughly 3 percent interest for a qualified buyer, a rate well under what new financing carries today. Loan assumptions like that don't show up on every home, and they don't last, but they're exactly the kind of detail that matters most to military and veteran buyers moving through this market on a PCS timeline. If a listing anywhere in this corridor, Heritage Plantation included, mentions an assumable VA loan, it's worth a phone call before it's worth a showing. That's the sort of financing quirk that can be worth more than a full percentage point of negotiating room, and it's easy to miss if you're only filtering listings by price and square footage.

Frequently Asked Questions

Is Heritage Plantation actually inside Crestview city limits? No. The community sits in Laurel Hill, FL, a separate incorporated city in Okaloosa County, though it's commonly marketed and searched under Crestview because of that city's name recognition and proximity.

Which schools are near Heritage Plantation? The community's own listing data places Davidson Middle School about 5.8 miles away and Crestview High School about 6.1 miles away. Laurel Hill School, the K-12 campus in the community's namesake town, is listed at 7.2 miles, the farthest of the three. Always confirm current zoning directly with the Okaloosa County School District before assuming which campus a specific address feeds into.

What floor plans does the builder offer at Heritage Plantation? D.R. Horton's lineup here includes the Cali (under 1,800 square feet, four bedrooms), the Beau (just over 1,800 square feet, four bedrooms), and the larger Sawyer plan, with homes across the community ranging from roughly 1,799 to 2,516 square feet.

Does the community have shared amenities? Yes. Heritage Plantation includes a community pool, a gazebo, a community center, and underground utilities, maintained through the neighborhood's HOA.

If you're weighing a home in Heritage Plantation against something inside Crestview's actual city limits, the numbers only tell half the story until someone walks you through the other half: the commute, the services, the school zone, and whether a VA assumption or another financing quirk is sitting in a listing you haven't looked at yet. That's the kind of groundwork Briar Patch Realty does before a client ever writes an offer.
